A Brief History of the Development of Dufferin Park & the Homeowners Association
Dufferin Park is a 385-acre master-planned community located in the city of Savage, Minnesota, south of Minneapolis and St. Paul. The project has generous amenities for its size, including 75 acres of natural open space surrounding the Credit River, public parks, and an extensive sidewalk and trail system. More than 654 custom homes have been built in the community.
GDC Communities traces its roots back to 1950 when Genstar Development Company was founded in Winnipeg by the Simkin Family under the name BACM Industries. In 1973 BACM Industries was sold to Genstar Corporation and was renamed Genstar Development Company. At that time the Company operated in Winnipeg, Edmonton, Calgary, and Vancouver. Soon after, sizeable operations were added in Toronto and then Ottawa. In the late 1970's the Company also started operations in the United States.
In 1986, Genstar Corporation was acquired by Imasco Limited and its U.S and Canadian income property divisions, real estate equity lending division and U.S. land development division were sold. Genstar Development Company, then consisting of only the Canadian land development operations, was retained by Imasco.
In 1991, land development operations in the United States were re-established, initially through the acquisition of land in Minnesota. Operations were then added in San Diego, Los Angeles, Portland, Tampa, Atlanta and Houston- all under the banner of Genstar Land Company.
In 1994, Frank Thomas, President of both Genstar Development Company (Canada) and Genstar Land Company (USA) relocated along with the Corporate Office from Vancouver to San Diego.
In 1999, British American Tobacco (BAT) announce its intention to acquire the 58% of Imasco's outstanding shares which it did not own, and to divest of Imasco's non-tobacco operations. The process to sell its U.S. and Canadian land development operations was initiated.
For several reasons, Mr. Thomas and the senior management of Genstar proposed to BAT that if they were able to facilitate the successful sale of Genstar Land Company (USA), then BAT would agree to a management buy-out of Genstar Development Company (Canada). BAT accepted the proposal and in the following months both goals were achieved.
To facilitate the transaction, the senior management formed GDC Communities in the United Sates. GDC Communities plays two roles; it owns Genstar Development Company (Canada) and directs the development of the 26 Canadian master planned communities, and secondly, it provides the foundation for the US investments and operations of Mr. Thomas and his associates.
