Milestones of the HOA
June 30th, 1992
As best that we can tell from the documents that are still in existence, the HOA was created by the developer; Genstar.
December 6th, 1993
The first meeting of the HOA was conducted on December 6th, 1993. The first board members were members of Genstar. They included: Peter Gualtieri (1994), Steve Wright (1994 - 1995), Brian Wellman (1994 - 1996)
No business was discussed and No fees were collected.
1994
Lot prices range from $35,000 - $55,000 with homes up to $300,000.
1995
A little more than 300 homes had been completed. Current additions being built are the 8th & 9th with the 10th being rough graded. No dues for 1996.
1996
A little more than 405 homes had been completed. Concern over the new construction of Cty Rd 27 was an issue. No dues for 1997.
1997
A little more than 450 homes had been completed. Conversations regarding the transfer of the HOA from Genstar to the homeowners in 1999. No dues for 1997.
1998
A little more than 497 homes had been completed. Conversations regarding the transfer of the HOA from Genstar to the homeowners. No dues for 1998.
1999
A little more than 550+ homes had been completed. Conversations regarding the transfer of the HOA from Genstar to the homeowners. No dues for 1999.
2000
The development was effectively "built out" with at least 654 total homes. This is the first year that dues will be collected at a rate of $35/year. Countrywood Management will be the Associations management company handling billing and fielding phonecalls and complaints.
2001
Creation of the HOA Website. Current issues included convenant violations, prairie grass plantings, speed humps & irrigation system at 27 monument.
2002
Expansion of the HOA Website. Commence repair of the irrigation systion, replacement of a water meter, and hiring a contractor to maintain the entrance at 27 & Dufferin Dr. Initiated a arrangement with Waste Management for a discount for DP homeowners.
2003
Hiring a new management company for 2003. Implementation of a collections policy. Replacement of a select number of trees & evergreens within the development. Repair and painting of the monuments including the signage face and iron fencing. Hiring a maintenence company to oversee all the cul-de-sacs and monument areas for 2004. Commence repair & regular operation of the irrigation system, replacement of a water meter. Arrange to have a homeowner mowing the grass and hiring a contractor to fertilize the grass areas at 27 & Dufferin Dr.
2004
Hiring a new management company for 2004 (since the previous company was going to raise their fees) we found one for less fees. Expansion of the HOA Website including the purchase of a domain name, and created a "Preferred Vendor List". Implementation of a Covenant Violation Policy with a revision to the Collections Policy. Added electricity and lights to the Hanrehan Monument. Appointed an Alternate member to the Board. Making the first attempt to go "paperless" with electronic notification of the annual meeting.
2005
The new management company is meeting expectations. An update of the HOA Website with a new look was unveiled. Continuation of the Covenant Violation Policy and Collections Policy. Implementation of a Mailbox Replacement specification. Added electricity and lights to the Ottawa / Dufferin Dr Monument. Appointed an Alternate member to the Board. Continue with strides toward a "paperless" communication with the homeowners.
2006
A communications position is created to manage the website and newsletter. Continuation of the Covenant Violation Policy and Collections Policy. A final review of the mailbox inventory to determine how to move forward on a replacement plan for the community. Adopt a new DP logo. Purchase of the Mailbox replacement Plaques. Continue with nearly 300 email address for distribution of the e-newsletter.and a "paperless" communication with the homeowners.
2007
Called a special meeting to correct some lingering issues regarding bylaws. Install Phase I of the Mailbox replacement program. Install new Mailbox replacement Plaques. Continue with nearly 400 email address' for distribution of the e-newsletter and a "paperless" communication with the homeowners. Created a standard "bid" form for the maintenance contract.
2008
Install Phase II of the Mailbox replacement program. Continue to install new Mailbox replacement Plaques.
2009
Install Phase III of the Mailbox replacement program. Finish installing new Mailbox replacement Plaques. Switched management companies. Signed a 2-year contract with the maintenance company.
2010
Switched management companies, Signed a 2-year contract with the maintenance company, actively collected past due debts.
2011
Actively collected past due debts.
2012
Actively collected past due debts. Neighborhood discounts including Seal Coating and others...
2013
Actively collected past due debts. Gathered information on the maintenance &/or replacement of the "Development installed Fence". Revised the "Fees" for covenant violations & past due payments of dues. Neighborhood discounts including Seal Coating, Radon services, and others...
2014
A plan to add either a new monument or add electricity and lights to an existing monument at Dufferin & River Oak Dr monuments. Actively collected past due debts. Address an aging DP Fence.
2015
A plan to update the platform of the current website. Actively collected past due debts. Neighborhood discounts continue.
2016
Unveiled the new website with a new look. Actively collected past due debts. Neighborhood discounts continue. Introduction of a family picnic / 5k fun run.
